  • We are located at 4719 Stamp Rd, Temple Hills, MD 20748. We are a large complex spanning 24+ studios within private gates.

    Upon arrival, please DO NOT IDLE and FOLLOW ALL PARKING SIGNS. This is a shared parking lot and we ask that everyone follow posted parking rules to help ensure safe passage of parking lot for other guests.

  • Upon arrival, please park and contact our box office or the number listed on your booking contract. A studio host will escort you to your reserved space.

    Studio hosts are on-site at the times listed in your service agreement only. Early arrivals not coordinated will not be allowed access until the time agreed to on your contract.

    Hosts are reminded to inform their guests that our studios are private access only, and all visitors must check with their event host or studio to gain access.

  • The client is responsible for providing personnel to assist with setup & breakdown.  Please remove all trash at the conclusion of your event.

    Glitter, confetti, tape, or puncturing of any walls is strictly prohibited.

  • You are responsible for booking all time needed in conjunction with your booking. Please do not arrive earlier than the time on booking agreement expecting entry. This applies to all vendors as well to include DJ, band, planners, decorators etc.

    If you need additional time, please contact the box office at least 24 hours in advance for coordination.

    Same-day requests for early access will NOT be available. Please plan accordingly.

  • Our studio is private access only, and all visitors must check with their host or the respective studio to gain access.

    Studio Staff are available to assist but may not know which venue you are attending. Please plan accordingly.

  • We look forward to your joining us! Please follow the details on your party host for details concerning your event. Our location has multiple venues, so studio staff may not be able to assist you. Always check with the people you are with.

    Fundraisers from our bar and rental services directly support our mission in the arts.

  • Our venue will provide a common black mask if needed. Upon entry, you may be asked to remove specific types of masks such as full masks with hood, ski masks or similar.

    Please use courtesy when arriving at our premises to prevent any misunderstandings.

    Ski masks are and will never be allowed.

  • Insurance is required for pop-ups, trade shows, and/or ticketed events, if applicable.

  • The client is responsible for conducting a walkthrough before and after booking.  If you have a planner or POC, please let Venue know to add it to your account, so Venue is aware.

    Walkthroughs for production bookings that are 3 hours and under are held on Monday - Wednesday from 10am - 3pm only. An appointment and at least 24 hours notice is required.

    Walk-ins are strictly prohibited and will be turned away.

  • Guest Waiting Area: We have designated an indoor waiting area inside for guests who arrive early. This is to minimize disruption and maintain order within our communal spaces and in our parking lot.

    Arrival Protocol: Guests are kindly asked to remain inside their vehicles until the time of their scheduled appointments. It is important to avoid congregating or waiting near vehicles, as this can block thoroughfares and disturb other tenants.

    Prohibited Activities: Engaging in activities such as drinking alcohol, smoking marijuana, or loitering around cars is strictly prohibited. Those who do not comply will be asked to leave the premises or to stay inside their cars.

    Smoking Policy: Smoking cigarettes is permitted at a minimum distance of 50 feet away from all building entrances and outside the front gate. This helps ensure a clean and inviting entranceway for all tenants and guests.

    Responsibility of Business Owners: It is crucial that business owners manage their guests appropriately. Failure to control solicitation or manage guests effectively could impact your lease renewal terms and may result in lease termination.

  • If applicable, ID & Bag Check at door.  All persons entering the premises consent to safety and security monitoring during booking. Weapons of any kind are strictly forbidden for any person entering our gates. If found with a weapon, the police will be called.

    Razors, tasers or any form of weapon of such will be reported immediately to law enforcement and you will be required to leave site immediately.

  • The client is responsible for coordinating all aspects of the ticketed event, including providing door staff, managing sales, and other related details of the event.

    Please see your party host to get more information about your event ticket process as as venue staff may be unaware of your purchase details.

  • Our parking lot requires planning and all vendor must move vehicles into a parking space BEFORE entering the venue.

    PLEASE UNLOAD ALL ITEMS ON TO CURB AND MOVE YOUR VEHICLE BEFORE COMING INTO STUDIOS. A site host will be assist upon arrival with access instructions.

    Vendors may park and wait outside if access if contract has not started yet.

  • No smoking or e-cigarettes allowed indoors.   Please follow posted signs for smoking areas. If you are using a studio and smoking is involved, there is always a fee.

  • Clients may provide a DJ or sound source of their preference.

    Use of club Audio/Visual (A/V) is available and may be coordinated with our box office. Fees are based on Client's request.

  • Our venue is a licensed bar. Do not bring in bottles, cups, vats, containers or similar without express written consent from the site owner. This applies to caterers as well. Do not bring sodas or water.

    The venue has right to refuse service or continue booking for any person or instance that the venue deems dangerous, illegal or not in good order. Please party responsibly.

    The venue to manage the distribution and/or sale of alcohol at all times. A server/bartender is provided for all bookings. Please contact the box office for additional bar options.

    IF YOU ARE A BOOKING UNDER 25 PERSONS, CONTACT BOX OFFICE FOR PERMISSION BEFORE BRINGING IN ALCOHOL

  • Deep fryers, hot plates, ovens, cooking plates or similar cooking devices are strictly prohibited.  Failure to adhere to this rule may result in a repair charge, safety emergency, closure of event, or all aforementioned.

  • Booking extension may be REQUESTED during booking with at least 2 hours’ notice.

    To extend any booking same day, the cost is 1.5x the regular rate.

    The standard rate does not include bookings with discounts or rewards.

    Upon review, site manager will approve or deny extension requests. Any request not submitted within the extension window will not be reviewed.

  • Shooting content in the parking lot with anything other than a mobile device is subject to the closure of your booking, and you will be asked to leave. The parking lot contains several artist commissions. Always ask permission to shoot in parking lot so staff can ensure safe passage and the location fees are paid.
